North Texas is a leader in the U.S. office sector comeback

The North Texas office market has turned the corner in 2011 after more than two years of leasing declines.

And the bounceback in the Dallas-Fort Worth area has been much stronger than in most areas of the country.

During the first half of this year, the D-FW area topped the nation in net suburban office leasing, according to a new report by commercial real estate firm Jones Lang LaSalle.

With more than 1 million square feet of net leasing, D-FW has almost 10 times more suburban office leasing than Atlanta and more than twice the volume in suburban Chicago.

Houston and Austin are also near the top of the office leasing list for 2011.

“For Dallas, companies are adding some workers through organic growth, but the larger catalyst for the strong rebound in the Dallas office market is corporate relocations and expansions,” said Jones Lang LaSalle research manager Steve Triolet. “A large portion of the relocations are from California, but there is a good mix of relocations from several different regions of the country.”

Even when you throw in downtown figures, which dilute the D-FW numbers, North Texas ranks among the top five office leasing centers in the country.
