have worked together on several assignments in Plano, San Antonio, and most
recently in North Dallas. Our
North Dallas requirement is a ten year, 21,000 square foot UPS Regional
Office where Randall added exceptional value to negotiate our lease at Three Forest
Plaza. Inasmuch as we attempt to maximize our return on investment, economics
are the single most important reason driving our renewals. Our goal was to
attempt to renew in place and avoid the high cost involved with the relocation
process. Conversely, if our rent objectives were not met, we were fully prepared
to move. Randall positioned and negotiated our office requirement with many
competitive high-rise alternatives within a mile or two radius of our existing
office and leveraged that knowledge with our existing landlord to effect a
comprehensive set of terms most favorable to United Parcel Service.”

the end, we obtained significant first year rent savings, including free rent,
retroactive in 2002 with our old lease and below market rate for the remaining
nine years. Additionally, we received tenant improvement allowances in the first
and sixth years into our lease. We are very satisfied and pleased with Randall's
