Randall R. Turner
OVERVIEW If there’s a new commercial development deal coming together in the heart of Dallas, Randall Turner is probably a part of it. Randall is known in real estate circles as “The Rainmaker,” for his ability to bring together complex development, brokerage and tenant rep deals, particularly those centered on downtown and the urban core of Dallas. The breadth of his experience, knowledge and understanding includes commercial real estate development, brokerage and complex financial vehicles along with municipal incentives negotiated. His capabilities include client/investor driven land and building acquisitions, multiple city development projects, building dispositions, tenant representation, build-to-suits, design build-to-own, asset management, strategic planning, project management, landlord, state and city negotiations, municipal tax incentive negotiated structures, financial feasibility modeling and more. The revitalization of downtown Dallas is a passion of Randall’s, a passion that has most recently translated into the development of Mosaic, a $128,000,000 complex that will feature 433 apartments and 20,000 square feet of retail space. Randall is also a significant investment partner in the recent purchase, and planned $20 million dollar renovation, of the 235 room, 12 story Ramada Inn located in downtown Dallas at 1011 Akard Street. Randall’s tenant rep client list reads like a “Who’s-Who” of the Fortune 500, a list that includes: Columbia/HCA, FedEx, GE, Halliburton, IBM, ITT, Office Depot, Sears, TXU and United Parcel Service. While Randall’s focus is on brokering downtown & uptown Dallas, he’s been involved in brokerage and tenant rep deals in 23 states. He’s been an instrumental part of a numerous complex deals, one of the largest of which was the purchase and sale of the aggregate 14,000 acre Town of Angel Fire and ski mountain, New Mexico.
